The Cooperative Property
The Cooperative property (the “Cooperative Property”) is an industrial property located at 2081 Cooperative Parkway, Florence, South Carolina 29506. The Cooperative Property consists of a single industrial building leased to a single tenant, Amazon.com Services LLC (“Amazon”). The Cooperative Property is comprised of 118,284 square feet on a tract of land containing 17.955 acres. The industrial building on the Cooperative Property is newly built with 36-foot clear heights, one drive-in door, multiple dock high doors, and approximately 6,000 square feet of office space. The Cooperative Property is located adjacent to Interstate-95 and approximately 10 miles from the intersection of Interstate-95 and Interstate-20. Additionally, the Cooperative Property is located in the well established Pee Dee Commerce City West Business Park, a 705-acre class A commercial and industrial park at the head of the region’s economic development.
The Dairy Property
The Dairy property (the “Dairy Property”) is a single industrial property located at 4607 Dairy Drive, Greenville, South Carolina 29607. The Dairy Property consists of 38,450 square-foot industrial building, built in 1998, and positioned on more than five acres of land. The Dairy Property has a large office space, making up approximately 14% of the building. The Dairy Property has seven dock high doors, one drive-in door, and 16-foot clear heights. The Dairy Property is leased to a single tenant, Mac Papers and Packaging (“Mac Papers and Packaging”), one of the largest wholesale distributors of paper and print solutions, packaging materials and equipment, facility supplies and office products in the Southeast.
Mac Papers and Packaging has 19 locations across seven states in the southeast United States. Mac Papers and Packaging is the Southeast’s premier distributor of paper, packaging, wide format, envelopes and facility supplies. The company is owned by Monomoy Partners, a private equity firm with more than $5.0 billion in assets under management. Mac Papers and Packaging has been providing paper and packaging and printing supplies since 1965. Additionally, Mac Papers and Packaging provides 33,000 individual products and has a fleet of more than 100 trucks.
The Ault Property
The Ault property (the “Ault Property”) is situated on a 10.80-acre site and is located at 1429 Ault Road Knoxville, Tennessee 37913, part of the Knoxville Metropolitan Area (the “Knoxville Metro”). Built in 1969 and expanded in 1995, the Ault Property is comprised of three buildings with a combined 43,577 square feet of space. The Ault Property has clear heights ranging from 17 to 22 feet high and has 31 drive-in doors. The Ault Property consists of the “Main Building”, the “Dyno Building”, and the “Brundage Bone Building”. The Main Building is comprised of 30,944 square feet, the Dyno Building is comprised of 4,028 square feet, and the Brundage Bone Building is comprised of 8,605 square feet. The Main Building includes 13,000 square feet of office space, and the Brundage Bone Building offers a small office space. The Ault Property is located at the confluence of Interstate-40 and Interstate-640, providing exceptional connectivity in all directions. Interstate-40 provides direct connectivity to east and west, from Barstow, California to Wilmington, North Carolina, cutting through major metropolitan areas, including Nashville, Tennessee and Raleigh, North Carolina. The Ault Property is home to two tenants, Clarke Power Services, Inc. (“Clarke Power Services”) and Brundage-Bone Concrete Pumping, Inc. (“Brundage-Bone”).
Clarke Power Services provides service and repairs for commercial vehicles and fleets. Clarke Power Services has been in business for over 60 years as an authorized service provider for various manufacturers of truck engines and parts, including, Detroit Diesel, Allison Transmissions, Vehicare Fleet Solutions, MTU, Perkins Engines, Mercedes-Benz truck engines, WheelTime and others. Clarke Power Services has over 20 full-service shops and more than 150 mobile service trucks across nine states. Clarke Power Services is a full-service shop for all makes and models of trucks. Each location has access to the full inventory of parts for on-highway and off-highway trucks.
Brundage-Bone, founded in 1983, is the largest concrete pumping and material placement service in the United States. Brundage-Bone supplies concrete pumping vehicles and equipment in 20 states. The company has 95 branches and approximately 800 trucks. The available equipment includes the full range of specialty concrete pumping equipment. Concrete Pumping Holdings is the parent company of Brundage-Bone. As of April 30, 2024, Concrete Pumping Holdings had $895 million in assets and revenues of $205 million for the trailing six-month period.
